02 / Decisions
Inclusion and exclusion.
A record must be attributable to a source class, dated and specific enough to interpret its scope. We exclude undated claims, copied price summaries with no recoverable source, promotional starting-at figures without scope, duplicate observations and generated estimates presented as observations.
Estimate versus observation
An observation records a documented amount. An estimate is a calculation or synthesis. We label them separately and do not allow an estimate to silently increase the observation count.
03 / Context
Normalization and geography.
Records are grouped only when their units, scope and geography are reasonably comparable. Taxes, permits, materials, labor and urgency are retained as separate variables where the evidence allows. National context is not substituted for a local benchmark.
Sample count and freshness
Every numerical benchmark must show the number of included records and the observation period. Older evidence remains historical. It is not relabeled as current. We do not claim real-time coverage.
04 / Limits
Confidence without theater.
Coverage describes what the evidence contains, not certainty about the market. Geography, sample size, confidence and scope remain visible so readers can judge how a record applies.
Corrections
Challenges are reviewed against the source record. Material changes receive a dated correction note describing what changed and why. Research subjects may be submitted through the contact path on our About page. Submission does not ensure inclusion.
